NO REZONING WITHOUT AFFORDABLE HOUSING
This measure requires developers to include 30% affordable housing in large areas (Redtail Ridge & McCaslin Corridor) that the city is planning to rezone from commercial to residential. Without this measure, developers will likely build only market-rate and high-profit luxury units. Case in point: The least expensive townhouse in the new East Street Village is currently priced at $1.175 million. Vote YES to require developers to build affordable housing for households earning 80% or below the area median income.

Impact fees paid by developers are important because new development brings new expenses to the city. For example, as the city grows, we may need new roads or a bigger rec center. We want to make sure developers pay their share so that taxpayers are not unfairly burdened. Let’s not end up with nearly $400 million in infrastructure backlog like Boulder. Vote YES to plan ahead for our parks, trails, open space, rec center, library, water facilities, and roads.
